SAM TRAM
This year the SAM TRAM traveled the shoreline. On September 29, the SAM TRAM express pulled out from Bill Miller’s Castle in Branford for a tour of five building sites along the Connecticut shore. First stop was at ConnSite Development hosted by Mark Engengro. This is a 7 lot subdivision, Chestnut Estates in Branford, with prices starting at $649,900. The next stops were in Guilford visiting Ron Ferris, Keith & Chris Russo and Frank Vigliotti. The final location is Madison at the jobsite of The Dowler Group.
Ron Ferris, Ferris Builders, LLC is developing West Lake Estates. These are lakefront properties offering 4-5 bedrooms, central air, underground utilities, fireplaces, and fully applianced kitchens. Starting prices are approximately $1.1 million.
Vigliotti Construction, Frank Vigliotti, will be showcasing their 23 lot subdivision, Westerly Heights. Four colonial floor plans are available, featuring crown molding in both the living and dining rooms. The plans range from 2,800 to 3,000 square feet, with lot sizes between 1.8 and 3.6 acres. All models boast a second floor laundry, walk-up attic and 2-3 bay garage. Pre-construction prices are starting at $599,900.
Next stop is Landon’s Knoll, which is being developed by Chris & Keith Russo of RCK Builders. Their 4,100 square foot project features 4 bedrooms and 3.5 baths. This gem is listed at $849,900.
Last, but not least, is The Dowler Group’s project, The Mews of Madison. This in-town build consists of 31 upscale townhouses ranging from $625,000 to $825,000. The units contain a garage, a private courtyard, 9’ ceilings in the first floor, and granite kitchen counters. Second car parking is also included with the 2 bedroom, 2 1/2 baths units. No two are alike as they are all completely custom finished.
Also presented by the Dowler Group is a 21 lot neighborhood, Highgate, in Madison. At present 2 spec models and one custom home are under construction. Two lots are still available. Prices here range from $775,000 to $890,000.
The purpose of SamTram is to give realtors the opportunity to see first hand what takes place on a new home construction job site daily. Many realtors only get to see the finished product, not the many steps necessary to produce a completed home.
Coffee and bagels were offered starting at 8:30 am. The bus tour began at 9:00 am and concludes at approximately noon. Lunch was served immediately after the tour. Approximately 100 realtors attended. Next year the SAM TRAM will travel the Milford –Orange area. Builders – Sign up your project Now!
